What is included in the rent?

All of our properties include gas, electricity, water, and super fast business internet in the weekly rent. You pay one fixed amount per person per week with no surprise bills.

How long is the tenancy?

Our student tenancies are assured periodic tenancies. Your tenancy agreement will clearly explain when your tenancy starts, how your rent is paid and the other terms that apply. Student properties usually follow the academic-year cycle. For qualifying student houses, the landlord may use the relevant student possession ground when the property is required for a new group of students for the following academic year. We will explain everything clearly before you sign, so you know exactly how the tenancy works.

When should I start looking for next year's accommodation?

You can start looking with Beau Homes from October. We will begin showing our available houses for the following academic year, so you can view properties, get your group together and register your interest in your favourites. Registering your interest is not the same as entering into the tenancy. Our formal letting season normally begins from 1 January. This means you have a little more time to make sure you are happy with your group before committing, while still having the chance to see our best houses early. We show all of our available properties from October, so if there is one you really love, register your interest and you will be ready when the letting season goes live.

Can I rent as an individual rather than as a full group?

Yes, absolutely. You do not always need to have a full group to rent with Beau Homes. You will usually find that there is more choice if you are looking as a group, particularly at the beginning of the letting season. Individual rooms often become available later in the year, so do not worry if you look on 1 January and there are no individual rooms showing yet. Keep checking our availability or get in touch with us and we can let you know what may be coming up.

Do I need a guarantor?

We usually require a suitable guarantor for each student. If you do not have a UK guarantor, contact us and we will explain the options available for that property.

Question 6

Is the deposit protected?

Accepted Answer

Absolutely. All deposits are protected in a government-approved deposit protection scheme (DPS). You will receive the prescribed information within 30 days of payment.

What happens if something breaks?

Please report any problems as soon as you notice them. Small issues are usually much easier to sort before they become bigger ones. You will have direct WhatsApp contact with your landlord or property manager, whether that is Beau Homes or one of our trusted partner landlords. Once you report an issue, we will keep you informed about what is happening and arrange for it to be dealt with as quickly as reasonably possible.

Can I book a viewing before I sign?

Yes, we encourage viewings. You can book a viewing through WhatsApp, by phone, or by filling in our enquiry form. We can also arrange virtual viewings if you are not in Stoke yet.

Are the houses furnished?

Accepted Answer

Yes, all our student homes come fully furnished with beds, wardrobes, desks, chairs, sofas, kitchen appliances, washing machine, tumble dryer and more. All living rooms have TVs, and most of our bedrooms do, too!

How do I reserve a property?

Accepted Answer

Once you have found a home you like, simply fill in our enquiry form or message us on WhatsApp. We will hold the property for a short period while you complete the application and referencing.

Do I pay any agency or sign-up fees?

Accepted Answer

No. Beau Homes does not charge agency fees, administration fees or sign-up fees. The only payment normally required when securing your tenancy is your damage deposit, as explained to you before you sign.

Question 12

Can international students rent with Beau Homes?

Accepted Answer

Yes. We welcome international students. The guarantor and payment requirements can vary depending on your circumstances, so please contact us and we will explain exactly what is required for the property you are interested in.

What happens if someone in our group drops out?

Accepted Answer

Contact us as soon as you know there may be a problem. What happens next will depend on your tenancy and the circumstances. In some cases it may be possible to find a suitable replacement student. The earlier you speak to us, the more chance we have of helping you work through the available options.

Where are Beau Homes student properties located?

Most of our student properties are in Stoke-on-Trent, particularly around Shelton and the areas close to Staffordshire University. We also offer selected properties in other nearby areas, including Newcastle-under-Lyme for students looking for accommodation with access to Keele University. Each property page shows its location, university access and other important details.

Question 15

Do students pay council tax?

Full-time students are normally exempt from council tax, although you may need to provide the council with evidence of your student status. If you are unsure whether the exemption applies to you, check with the local council or speak to us before you move in.
